• APPLICATION STANDARDS

  Income Level: You should have Gross Income of at least three (3) times the monthly rent amount. Married couples and related residents over 18 may combine income. Two non-related persons must qualify individually. We must be able to verify employment history and income. If you are self-employed, we will need tax returns for the last two years.
  
  Credit History: To determine satisfactory credit worthiness we obtain a report from a credit-reporting agency.
  
  Rental History: Your previous residencies must be verifiable, and free of evictions, judgments, and unpaid rents.
  
  Criminal History:  All occupants over 18 will be checked. No one convicted of a violent or property crime, or any felony, will be approved.
  
  Occupancy: The number of occupants may not exceed two (2) persons per bedroom.
  
  Pets: Policies on pets are considered on a case-by-case basis. You may contact us concerning our pet policy on the home for which you are applying. We require that we have a photo of the pet on file and we do not permit the following breeds of dogs including: animals with a previous bite history or vicious propensities Dobermans, Chows, Rottweilers, Akitas, American Staffordshire Terriers (Pit Bulls), attack dogs and Wolf Hybrids or any mix thereof  unless they are handicap assistance dogs. Proper documentation needs to be verified when a handicap assistance dog is needed. Pet policies are strictly enforced, and any breach will be grounds for termination of the lease, at tenant's expense.
  

• SUBMITTING THE APPLICATION

  Complete the Application Form
  Forms are available at our office or online at our website. The form must be filled out completely, signed and application fee in hand before it can be processed. Missing information and missing signatures may delay the processing of your application.
  
  Drop Off Your Form
  All fees must be in certified funds, i.e.: certified checks, money orders, etc.
  
  Drop off your completed, signed application, along with the application fee of $50.00 per individual over 18 years of age. Place them in an envelope addressed to us and drop at the UPS Store, 5150 Broadway, PMB #511, San Antonio, TX 78209. Otherwise, call the office at 210-262-8051 to make other arrangements. The application fee is a non-refundable processing fee. It covers the cost of the credit report(s), employment verification, etc… .
  
  The application may be submitted via email, fax, or hand delivered. However, your application will not be processed until the application fee of $50.00 is received.
  
  

• SIGNING THE LEASE

  Once you are approved, you will be notified by phone and we will schedule a lease-signing appointment. All adults, above the age of 18, must sign the lease. At that time, security deposit and money for any applicable pet or other fees and deposits will be collected.
  
  If the prospective tenant is a student with little or no credit history, we may require parent or legal guardian to be a co-signer on the lease.
  
  Fair Housing
  It is unlawful to discriminate against any person based on race, color, religion, sex, national origin, handicap, or familial status. Vantage Point strictly adheres to this policy.
